Property Management Fees:

14% of rental total ($800/month minimum management fee) Includes rent collection and deposits, scheduling all regular maintenance and repair needs with contractors, movers, handy persons, cleaning services, provide tenants with a list of any useful numbers required during their stay. Does not include extra time or hours required to be at the property in person. An additional $150/hour will be charged for any in person requirements, including travel time, meet and greet, walkthroughs, inspections, photos, key exchanges, etc.

Design:

Set up a new rental space for client: $2,000. minimum for a studio $2,500 for 1BR. Additional $800 per each room. Includes suggestions for furniture and placement, decor, artwork, security systems, sound systems, automation, etc. Includes scheduling movers, cleaners, deliveries, installations, and vendors. Does not include the cost of any items or supplies. Does not include any manual labor, moving items, or cleaning. 

Renovations:

Oversee construction and repair needs, meeting with vendors, obtaining quotes, checking vendor licenses, insurances, permits, scheduling city inspections and finals. Minimum day rate $800. (up to 8 hours)

Phone Consultation:

advice / rental / landlord / tenant questions - $80 minimum for up to 30 minutes.  

In person consultation:

$150 for up to 30 minutes. (includes travel time, within 10 miles) $295/hour

Regular Business Hours: 9am-5pm: Reply to texts / questions / vendor referrals / $35 per text

After hours:

$75 minimum for any calls, texts or urgent questions (per each 10 minutes)
